What trades in this market

Grain land is the backbone — quarter sections and multi-quarter packages, valued on soil class, assessment and drainage as much as location. Ranch and pasture land trades on carrying capacity and water. Hobby farms pair a residence with workable land, usually 10 to 80 acres. Residential acreages are the lifestyle end — a home, a shop, and room the city can't sell you. And development and commercial land on Regina's fringe trades on a different logic entirely: future use, services and municipal planning. Each type prices, finances and sells differently — which is exactly why land deserves a brokerage that treats it as its own discipline, not a house with extra grass.

What makes land different

Three things catch first-time land buyers. Ownership eligibility: The Saskatchewan Farm Security Act restricts farmland ownership to Canadians and 100% Canadian-owned entities past 10 acres — our plain-language guide covers what that means for you (and your eventual buyers). Mineral rights: most land trades surface title only; the Crown holds the majority of Saskatchewan's mineral rights, and where a listing includes mineral title, verify it on paper. Diligence: water, access, assessments, leases in place, and — for anything with a yard site — wells and septic. None of it is complicated; all of it has to happen before conditions come off.

Broker's Note

Land is the most honest market we work in — no staging, no paint, just soil class, water, access and title. It's also where a mistake costs the most quietly: the quarter with the informal lease, the acreage with the unregistered well, the "farm" a non-eligible buyer can't legally hold. Farms & land: questions, answered

Canadian citizens, permanent residents, and 100% Canadian-owned entities — without restriction. Everyone else is limited to 10 acres under The Saskatchewan Farm Security Act unless the Farm Land Security Board grants an exemption. An acreage is a rural residence on a parcel typically under 10 acres — a lifestyle property. A hobby farm adds productive use — animals, hay, a large garden — usually on 10 to 80 acres. A farm is a commercial operation, measured in quarter sections (160 acres). The distinction matters for financing, taxes and, past 10 acres, ownership eligibility.

Usually not. Most Saskatchewan land trades surface rights only — mineral titles are separate, and the Crown holds the majority of the province's mineral rights. When a listing does include mineral title, it's a value-relevant feature worth verifying on title before you write.
