Saskatchewan is where Canada farms. Nearly 40% of the country's cultivated farmland is here, and the market around Regina covers every version of rural ownership: grain quarters, ranch and pasture land, hobby farms, residential acreages, and development land on the city's edge. Whether you're expanding an operation, leaving the city for ten acres and a shop, or placing capital in one of the country's most productive land markets, the listings below refresh from the MLS® every two hours.

New to land? Start with the question that surprises most buyers: who's actually allowed to own Saskatchewan farmland — the rules are stricter than almost anywhere in North America, and they shape both your purchase and your future buyer pool.

Located approximately 10 miles south of Rosetown and ½ mile west of Highway 4, this quarter section features a mix of higher-lying cultivated ground and low-lying native land. The higher-lying ground is currently in grain production. SAMA records 22 cultivated acres, while the seller estimates the cultivated area is closer to 30 acres. An old yardsite is located on a high point of the property, offering a scenic setting and a potential starting point for someone considering developing an acreage. A conservation easement is registered on title and is believed to apply only to the low-lying area, and not the approximately 30 acres of grain land. The easement permits summer grazing, haying and certain related improvements, including fences, water sources and livestock holding facilities, in the areas it covers. Buyers should review the registered easement to confirm which areas are covered and what restrictions apply. This lot is in a beautiful and secluded natural subdivision on the South Saskatchewan River, just 55 minutes from downtown Saskatoon. The lot is 8.25 acres of undeveloped land, a mix of trees and native prairie grass. The lot is one of just 12 in the subdivision, located on the western bank of the river within sight of Batoche National Park. The soil is sandy with a test bore completed. There is water less than 25 feet below grade. Underground power has been brought to a flat site that would be ideal for building. The subdivision includes an ecological buffer on the riverfront. The area is rich in history and nature access. Besides the Batoche-Fish Creek National Historic sites, the Nisbett Forest, Fort Carleton and the vibrant town of Rosthern are all within easy reach, as well as historical Duck Lake. The Frontier View subdivision was created from one of the original Metis River lots dating back to the 1870s when Gabriel Dumont operated a ferry a few kilometres upstream. More details

What trades in this market

Grain land is the backbone — quarter sections and multi-quarter packages, valued on soil class, assessment and drainage as much as location. Ranch and pasture land trades on carrying capacity and water. Hobby farms pair a residence with workable land, usually 10 to 80 acres. Residential acreages are the lifestyle end — a home, a shop, and room the city can't sell you. And development and commercial land on Regina's fringe trades on a different logic entirely: future use, services and municipal planning. Each type prices, finances and sells differently — which is exactly why land deserves a brokerage that treats it as its own discipline, not a house with extra grass.

What makes land different

Three things catch first-time land buyers. Ownership eligibility: The Saskatchewan Farm Security Act restricts farmland ownership to Canadians and 100% Canadian-owned entities past 10 acres — our plain-language guide covers what that means for you (and your eventual buyers). Mineral rights: most land trades surface title only; the Crown holds the majority of Saskatchewan's mineral rights, and where a listing includes mineral title, verify it on paper. Diligence: water, access, assessments, leases in place, and — for anything with a yard site — wells and septic. None of it is complicated; all of it has to happen before conditions come off.

Broker's Note

Land is the most honest market we work in — no staging, no paint, just soil class, water, access and title. It's also where a mistake costs the most quietly: the quarter with the informal lease, the acreage with the unregistered well, the "farm" a non-eligible buyer can't legally hold. We put every land offer through the same checklist, and it's caught something worth knowing on more deals than I can count.

Farms & land: questions, answered

Canadian citizens, permanent residents, and 100% Canadian-owned entities — without restriction. Everyone else is limited to 10 acres under The Saskatchewan Farm Security Act unless the Farm Land Security Board grants an exemption. Our guide to the ownership rules covers the details in plain language.

An acreage is a rural residence on a parcel typically under 10 acres — a lifestyle property. A hobby farm adds productive use — animals, hay, a large garden — usually on 10 to 80 acres. A farm is a commercial operation, measured in quarter sections (160 acres). The distinction matters for financing, taxes and, past 10 acres, ownership eligibility.

Usually not. Most Saskatchewan land trades surface rights only — mineral titles are separate, and the Crown holds the majority of the province's mineral rights. When a listing does include mineral title, it's a value-relevant feature worth verifying on title before you write.
