Sometimes, the perfect home isn't in the city at all. The Greater Regina Area (GRA) is surrounded by a network of thriving satellite towns and "bedroom communities" that offer a completely different pace of life. Whether you are looking for the sprawling, heavily treed lots of White City and Emerald Park, the small-town charm of Balgonie or Pilot Butte, or the scenic valley views of Lumsden, moving "out of town" allows you to escape the urban noise without sacrificing your commute.
The communities around Regina have quietly become some of the smartest buys in the market. Since the Regina Bypass opened, commutes from White City, Emerald Park, Pilot Butte and Balgonie have shortened to the point where many families no longer choose between country living and city convenience — they get bigger lots, newer builds, and often lower property taxes, all within twenty minutes of the city. Add the Lumsden valley's hillside views and the Qu'Appelle lakes an easy drive north, and “out of town” covers everything from executive estates to cabin life.
Shorter than most Regina residents assume. Since the Bypass opened, White City, Emerald Park and Pilot Butte sit roughly 15–20 minutes from east Regina destinations, Balgonie a few minutes beyond, and Lumsden about 20–25 minutes from the city's northwest. For many commuters that's comparable to crossing Regina at rush hour.
Often, yes — many of the surrounding towns and RMs have lower mill rates than the city, which is part of the value story for these communities. But rates vary by municipality and the comparison isn't automatic: services differ too (utilities, water, waste, road maintenance). We'll pull the actual numbers for any property you're considering so the comparison is real, not assumed.
The communities east of Regina are served by the Prairie Valley School Division — White City, Emerald Park, Pilot Butte, Balgonie and Lumsden all have their own elementary schools, with high school students typically attending Greenall School in Balgonie. Catholic and specialized programs generally mean travelling into Regina. School fit is worth confirming for your specific address before you offer — we check it as part of every out-of-town purchase.
Acreages add a layer of due diligence city buyers never face: wells and water quality, septic systems, private road access, and sometimes different financing requirements. None of it is a dealbreaker — it's just homework that has to happen before conditions come off. Our acreage guide covers the full checklist, and it's built into how we write every rural offer.
Out-of-town inventory is thinner than the city's — the good acreages and lake properties go fast. Set your criteria once and matching listings come to you as they hit the MLS®.
