Land is the one property type where the purchase price is almost the whole story — but "almost" still deserves numbers, and that's how Yash starts every land conversation. A parcel's annual holding cost is its property taxes, a liability insurance policy (inexpensive but worth having on land people can access), and whatever upkeep the parcel demands — fence lines, weed control obligations to the municipality, an approach to maintain. On bare land there's also the cost nobody itemizes: your capital earns nothing while it waits. None of this argues against buying land — it argues for buying it with the carrying math done, so the parcel is a plan rather than a standing question on your balance sheet. Rented farmland flips the equation, covering its own taxes and more, which is a different conversation with its own diligence.

The First Parcel

Annually: property taxes, a liability insurance policy, and basic upkeep like weed control and access maintenance — usually modest amounts on bare land, which is part of its appeal as a long hold. The bigger cost is opportunity: money in bare land earns nothing until you build, sell, or rent it, so the parcel should fit a plan, not just a price.

If you'll use it, often yes — rec quarters are one of the most affordable ways to own a meaningful piece of Saskatchewan, and the holding costs are low. Go in knowing the trade-off: the buyer pool is small, so reselling takes patience. Legal access, any lease or use arrangements on the land, and what the municipality permits (a cabin? a camper?) are the make-or-break checks.

It's harder than a home: many lenders cap what they'll lend on raw land, down payment requirements run much higher, and terms are shorter. Buyers commonly use larger cash positions, credit union land programs, or equity from an existing property.
