Broders Annex is one of the most historically significant and affordable neighbourhoods in Regina. The neighbourhood is also bordered by Victoria Avenue and Arcola Avenue, giving you instant access to downtown or the East End shopping districts.
While it is an older urban area, it has a strong sense of community, anchored by the nearby Al Ritchie Community Centre, which offers programming for youth and seniors.
Broders Annex real estate is defined by the “war-time home.” These are typically 600–900 sqft bungalows or 1.5-storey homes built between 1920 and 1950. They sit on smaller, manageable lots (typically 25 to 37.5 feet wide).
This is arguably the best neighbourhood in Regina for investors (due to high rental demand near the hospital) and first-time buyers who want to stop renting and build equity through renovations.

Broders Annex is a “high volume” market. Homes priced under $200,000 move extremely fast here, often selling to investors or contractors. We are currently seeing a trend of young couples buying these older homes and fully modernizing the interiors, slowly raising the property values of the entire area.
While they are neighbours, Broders Annex is widely considered the quieter, more residential “cousin” to the General Hospital area. Because it sits further east (between Winnipeg St and Park St), it generally sees less foot traffic and noise than the hospital zone, while offering similar character homes at a very attractive price point.
The heartbeat of this neighbourhood is the Core Ritchie Neighbourhood Centre (often called the Al Ritchie). It is a massive community hub featuring a public library branch, a hockey rink, tennis courts, and a spray park. For families living here, this facility acts as an extension of their own backyard.
Broders Annex is very well-served for education. Elementary students typically attend Arcola Community School (Public) or St. Augustine School (Catholic), both located directly within the neighbourhood boundaries. For high school, students are just a short walk from Miller Comprehensive and Balfour Collegiate on College Avenue.
