The Coronation Park Area is the educational heart of North Regina. Located centrally between Lewvan Drive and Albert Street, this neighbourhood is best known for hosting two of the city's major high schools. Developed in the 1950s and 60s, it offers affordable detached housing on generous lots. Its central location means residents are never more than a few minutes from the Regent Park Shopping Centre, the Ring Road, or downtown.
Coronation Park — mature streets around the city's biggest school campus.
The defining feature of Coronation Park is the massive school campus along Argyle Street. In the morning and afternoon, the area is bustling with students attending Thom Collegiate and Archbishop M.C. O'Neill. This brings a youthful energy to the area and makes it incredibly convenient for families with teenagers.
Beyond schools, convenience is key. Residents can walk to the Regent Park Shopping Centre (just south of 4th Ave) for groceries at FreshCo, banking, and restaurants, or head northeast to the Northgate Mall.
Coronation Park real estate is a hotspot for investors and first-time buyers. The housing stock is almost exclusively 1950s and 1960s bungalows ranging from 800 to 1,100 square feet.
Because of the proximity to schools and major transit routes, rental demand here is consistently high. For buyers, the large lots offer plenty of room for future garages or garden suites.
This neighbourhood has one of the highest concentrations of schools in Regina:
Having both major high school systems located on the same block is a rare convenience.
Broker's Market Note
Coronation Park is a “high turnover” market due to its affordability. It serves as a stepping stone for many families. Currently, we are seeing renovated bungalows sell for over $300,000, while original condition homes can still be found in the mid-$200s, offering great potential for equity building.
The main difference is the side of the street. Coronation Park is located west of Albert Street, while Regent Park is located east of Albert Street. Coronation Park is generally more affordable and features a higher density of rental properties and wartime bungalows, whereas Regent Park has slightly larger lots and higher owner-occupancy rates.
Coronation Park is the high school hub of North Regina. It is home to both Thom Collegiate (Public High School) and Archbishop M.C. O'Neill (Catholic High School), which are located side-by-side on Argyle Street. For younger children, the neighbourhood is served by Gladys McDonald School.
It is one of the most convenient areas for amenities in the North End. The neighbourhood borders Albert Street North, putting residents within walking distance of the Regent Park Shopping Centre (Safeway, Shoppers Drug Mart) and the Northgate Mall.
