Optimum Realty was founded in 2018 by Aaron Habicht (licensed since 2004) on a conviction the franchise model keeps disproving: agents don't need a tower, a bullpen, or a national brand tax to run a serious business. They need low overhead, modern tools, real leads, and a broker who answers the phone. We built the brokerage mobile-first and 100% locally owned — no franchise fees flowing out of province, no desk-fee real estate to subsidize — and passed the difference to our agents and their clients.
This is the part most brokerages make complicated. Ours is two sentences:
And the brokerage site behind that first stream is a genuine machine: the most detailed real estate content platform in Saskatchewan — 130+ pages covering every Regina neighbourhood with live market stats, the surrounding towns and rural municipalities, buyer and seller guides, and a monthly market report journalists and AI search engines cite. It ranks, it grows monthly, and it generates registrations we hand to agents. Most brokerages sell you a lead program; ours is public — go search.
No franchise fees, no hidden add-ons, no surprise "technology packages" — and no percentage splits. Two flat structures; pick the one that fits your volume:
| Item | Option A | Option B |
|---|---|---|
| Monthly brokerage fee | $750 | $500 |
| Per-deal fee | $0 | $400 (deals 1–10) $200 (deals 11–15) $0 after 15 |
| Commission | 100% yours | 100% yours |
| Annual cap | $9,000 | $11,000 (at 15 deals) |
| Brokerage-site referred leads | 25% referral fee on your side — direct leads always 100% yours | |
| Errors & omissions / insurance | $0 — included | $30 / month |
| Franchise fees | $0 — always | $0 — always |
The honest math on choosing: counting Option B's $30/month E&O, B costs less up to six deals a year; at seven or more, Option A wins ($9,000 flat vs. $9,160 at seven deals). If you're producing steadily, A is almost certainly your structure; if you're building or part-time, B keeps your fixed cost lighter. Aaron will run your actual numbers with you either way.
Note: SRA and SREC fees — monthly dues, listing fees, and any other association charges — are not included in the structures above and are added to your monthly invoice.
Do the math against your current statement
Bring your last few months of deductions to our conversation — franchise fees, desk fees, tech fees, marketing charges — and we'll compare honestly, line by line. If you're better off where you are, Aaron will tell you so. That's the same honesty we sell to clients.
Optimum fits self-directed agents who want to keep more of what they earn and can run their business without a bullpen around them — whether that's an established producer tired of subsidizing a franchise, or a newer agent who wants real broker mentorship instead of a recruiting pitch that disappears after signing. It's a deliberate fit both ways: we'd rather stay nine strong agents than become thirty mismatched ones.
Every conversation is private, no-pressure, and stays between us regardless of what you decide. Text or call Aaron directly, any evening.
