Every new build on MLS® · Your own representation · Usually at no direct cost
Every new construction home currently on the MLS® — and the one thing the show home won't tell you: the builder's agent works for the builder. You can bring your own.

New builds are having a moment in Regina. Builders are active across the city's growing edges and throughout the surrounding communities — from Royal Park in White City to the newest phases in Pilot Butte — and the spec homes below are all on the open MLS®: move-in-ready or nearly, with full new-home warranty coverage and never a previous owner's renovation choices to undo.
The part show home visitors aren't told
The friendly agent at the show home represents the builder — their job is the builder's best outcome, not yours. What most buyers don't know: because these homes are on MLS®, you can bring your own REALTOR® to represent you — on pricing, upgrades, holdbacks, possession terms, and deficiency lists — typically at no direct cost to you. The only catch: tell the show home you're represented on your first visit, before you register. Walk in alone and sign their book, and bringing representation in later gets complicated. It's the easiest protection in real estate, and it only works if you set it up first.
One more new-build surprise worth budgeting for: the supplementary property tax bill that arrives after completion — explained in our Regina property taxes guide.
Need? No. Should you have one? Emphatically — the builder has professional representation on their side of the table, and you're entitled to the same on yours, typically at no direct cost to you. Your own agent negotiates price and inclusions, reads the builder's contract (which is written by the builder), and stands with you at the pre-possession walkthrough where deficiencies get documented. Just declare your representation on your very first show home visit.
Yes — new homes are the exception to the resale GST exemption. The practical details matter though: many builders advertise prices with GST included (confirm which side of that line a quoted price sits on), and federal rebate programs can return a portion depending on the price and your situation. We walk through the actual GST math on any specific home before you offer — it's a five-figure line item that deserves more than an assumption.
Saskatchewan requires new homes to carry third-party home warranty coverage — typically structured in tiers: the first year covering workmanship and materials, several years on major systems like the building envelope, and roughly a decade on structural components, with specifics varying by warranty provider. Part of our new-build due diligence is confirming the builder's warranty enrollment and walking you through exactly what's covered, for how long, and how claims work.
A spec home is built (or underway) on the builder's own bet — you buy it like any listing, move-in-ready or close, finishes largely chosen. Building to contract means selecting the lot, plan and finishes, then waiting out construction — more control, longer timeline, and a builder contract with deposit structures and change-order terms that genuinely warrant professional eyes. Everything in the feed above is the first kind; if the second is your path, we'll represent you through that process too.
One call first — we'll set up your representation so you walk in protected, and flag which current builds match your budget before you spend a Saturday on the wrong ones.
