Online estimators spit out a single number because software has to. A real valuation is a range — because until buyers compete for your specific house, its value is a probability, not a fact. Your report gives you that honest range, plus a suggested list price: where we'd position the home to sell well in the current market. A range you can defend beats a number you can't.

Your value is built from recent comparable sales — homes like yours, near yours, that actually sold, at prices buyers actually paid. Asking prices tell you what sellers hoped; sold prices tell you what the market decided.
