Cityview is a small, often overlooked pocket of North Regina that offers some of the best affordability in the city. Nestled just east of Albert Street and south of the Ring Road, it provides a quiet, low-traffic environment despite being minutes away from major amenities. It is a neighbourhood of modest character homes and large lots, making it a favourite for first-time buyers, investors, and downsizers who want to be mortgage-free sooner.
Cityview — a quiet enclave minutes from everything on Albert Street.
Cityview is defined by its strategic location. Residents can walk to Northgate Mall for shopping or hop on Albert Street to head downtown in under 10 minutes. Because it is a small enclave tucked away from main thoroughfares, traffic is almost non-existent on the residential streets.
For recreation, the neighbourhood borders the Regina Cemetery (which offers a peaceful, park-like walking environment) and is a short bike ride from the larger parks in Churchill Downs and Highland Park.
Cityview real estate consists largely of 1.5-storey homes and small bungalows built in the late 1940s and 1950s. These homes are perfect for “sweat equity” — they often feature solid structures but dated finishes.
This is a prime area for investors. The low purchase price combined with strong rental demand (due to proximity to the industrial area and retail jobs) makes for excellent cap rates.
Cityview is too small to host its own schools, but students are well-served by nearby institutions in adjacent neighbourhoods:
Broker's Market Note
Cityview is a “bargain hunter's” market. You can often find detached homes here for under $250,000, which is becoming rare in Regina. Listings here tend to sell quickly to cash buyers or investors looking for renovation projects.
These two areas are often grouped together, but Cityview is the distinct pocket located north of 1st Avenue North and west of Winnipeg Street. Because it is tucked away against the Ring Road berm, Cityview is significantly quieter with almost no through-traffic, whereas Highland Park is more central and busier.
There are no schools located directly inside the small Cityview footprint. Elementary students typically attend Tawâw School (formerly Imperial) or St. Michael Community School, both located just a short walk away in the adjacent Churchill Downs neighbourhood.
It is one of the most practical locations in the city for workers. You have immediate access to the Ring Road (via Winnipeg Street) and Broad Street, meaning you can get to the Refinery, the Upgrader, or Downtown in under 10 minutes.
