While they are neighbours, the difference lies in the lot sizes and convenience. Rosemont is a standard residential grid with schools and shops located directly inside the neighbourhood. Dieppe Place feels more like a semi-rural village; it has no internal commercial zones or schools (kids are bussed to Rosemont), but in exchange, it offers massive “veteran-sized” lots that are often double the size of those in Rosemont, along with significantly less traffic.
While the neighbourhood borders Wascana Creek, the residential streets are set back significantly from the water. The wide green space of A.E. Wilson Park acts as a natural buffer and floodplain, meaning the park may hold water during extreme spring melts, but the homes themselves are generally elevated well above the creek bed.
It is arguably the most convenient location in the city for Depot staff. Dieppe Place is located directly across McCarthy Boulevard from the RCMP Academy. You can essentially walk to work in 10 minutes, making it a very popular rental zone for recruits and staff.
