Westerra is strategically positioned for the working professional. Commutes to the GTH or Evraz are practically non-existent—you are there in 5 minutes. Even downtown is a straight shot down Dewdney Avenue.

The community is designed around Westerra Park, a central green space with a cricket pitch, basketball courts, and playgrounds. While retail is still developing within the subdivision, you are a short drive from the shopping amenities in Dieppe and Normanview.

Real Estate Profile: Modern & Accessible

Westerra real estate offers some of the most competitive pricing for new construction in the city. The area features a mix of:

It can feel like it on a map, but the traffic flow makes it very accessible. Because you don't have to fight the congestion of the East End (Victoria Ave), getting Downtown from Westerra often takes the same amount of time as getting there from The Greens on Gardiner. It is also arguably the closest residential community to the Airport.

Westerra offers a commute that the East End cannot match. Because it sits directly on Dewdney Avenue, residents have a straight, 10-minute shot into the downtown core without ever hitting the Ring Road traffic jams. It is also the closest residential community to the RCMP Depot and the Regina International Airport, making it a top choice for employees of those hubs.

Not yet. Westerra is still in its growth phase, so there are no schools inside the subdivision boundaries. Students are bussed to nearby established neighbourhoods. Public school students typically attend Walker School (in Rosemont), while Catholic students are bussed to St. Augustine School. High school students generally attend Martin Collegiate or O'Neill.

Beyond the standard playgrounds, Westerra is home to Regina's first purpose-built cricket pitch. This facility has become a major draw for the city's growing cricket community. The neighbourhood is also designed with a “complete community” model, meaning the retail hub (Westerra Market) is walkable from the residential streets, unlike the car-dependent layout of some older suburbs.
