Living in Normanview: Central & Connected

Mature elm trees lining a quiet residential street in Normanview, Regina

Normanview — mature, tree-canopied streets in North West Regina.

Residents of Normanview enjoy incredible access to the city's main arteries. With Lewvan Drive on the east and the Ring Road to the north, you can get almost anywhere in Regina in 15 minutes.

It is also a surprisingly green community. The neighbourhood is anchored by Ken Jenkins Park, a large open space featuring ball diamonds and playgrounds that serves as the community's backyard.

Real Estate Profile: The 1960s Bungalow

Normanview real estate is defined by the classic 1,000 sqft bungalow. Built mostly in the mid-to-late 1960s, these homes sit on concrete foundations and often feature hardwood floors under the carpets (a hidden gem for renovators).

The lot sizes here are generous, often 50 feet wide or more, providing ample space for garages and gardens. It is one of the most affordable areas in the North West to buy a detached home.

Schools in Normanview

Normanview is well-served by schools located either within or immediately adjacent to the neighbourhood:

The extensive park system allows many children to walk to school without crossing major busy streets.

Broker's Market Note

Normanview is an “Opportunity Market.” We see a lot of activity from first-time buyers and investors here. Un-renovated bungalows often sell for under $300,000, which is hard to find elsewhere in the North. Renovated homes (“flips”) are also popular here and sell quickly to young professionals.

Normanview: questions, answered

These neighbourhoods are very similar in age and price. Normanview is generally located west of Pasqua Street, while Regent Park is to the east. Normanview tends to have slightly larger lots and feels a bit more “suburban,” while Regent Park is closer to the amenities of the Lewvan/Pasqua corridor.

It is the commercial heart of the North West and sits directly inside the neighbourhood. Unlike a typical strip mall, Normanview Crossing is a major entertainment hub featuring the Galaxy Cinemas movie theatre, a grocery store, a gym, and numerous restaurants. Residents can literally walk to dinner and a movie.

It is one of the most accessible locations for drivers. Normanview is bordered by Lewvan Drive, which functions as the city's main north-south artery. You can get to the downtown core in under 10 minutes or shoot south to the airport without navigating through other residential zones.

No, they are distinct neighbourhoods separated by McCarthy Boulevard. Normanview (east of McCarthy) was developed slightly earlier in the 1960s. Normanview West (west of McCarthy) was developed shortly after in the 1970s and features a higher concentration of split-level homes.
