We are seeing a trend of “commercial-to-residential” conversions, where older office buildings are being retrofitted into trendy apartments. Single-family homes here are rare and highly prized, often selling quickly to buyers who want the “Cathedral vibe” but with closer proximity to Wascana Park.
While they are right next to each other, the Transition Area (South of Victoria Ave) feels significantly more residential and green than the Central Business District (North of Victoria Ave). The Transition Area has tree-lined streets and setbacks, whereas Downtown is dominated by office towers and concrete.
The name comes from its function: it acts as the bridge transitioning the city from the high-rise commercial towers of Downtown to the lush, residential greenery of Wascana Park. Living here means you get the best of both worlds — you are a 5-minute walk from your office tower and a 5-minute walk from the lakeshore path.
Because of its proximity to downtown and the hospital, street parking is in high demand. Most of the residential streets in the Transition Area are designated as Permit Parking Zones (usually 2-hour limits for non-residents). Residents can purchase a low-cost annual permit from the City, which allows them to park on their block without time restrictions.
This is one of Regina's most historic districts. You will primarily find character homes built between 1910 and 1930, featuring original hardwood, large front verandas, and mature elm trees. It also has a unique mix of high-density living, with several older low-rise apartment buildings and modern infill condos tucked in among the heritage houses.
