Life downtown revolves around Victoria Park — home to the city's biggest festivals, summer concerts, and the Regina Farmers' Market on City Square Plaza. The Cornwall Centre anchors daily shopping, the restored Globe Theatre anchors the culture, and dozens of restaurants and coffee shops fill the blocks between.
For anyone working in the core, the commute is an elevator ride and a crosswalk. And when you do need to leave, Wascana Park is a ten-minute walk south and the Warehouse District's breweries are ten minutes north.
Downtown is Regina's only true condo market, and its range is remarkable: entry units start around $90,000 — the lowest ownership price in the city — while renovated penthouses atop the Hamilton Street towers trade for $500,000 to $700,000+. In between sit heritage conversions with hardwood and clawfoot character, and modern towers with rooftop patios, gyms, hot tubs, and concierge service.
Two things matter more here than anywhere else in Regina: condo fees (what's included varies enormously between buildings — some cover heat, power, and water; others don't) and parking (an underground stall is a genuine asset in a Saskatchewan winter and adds real resale value).

Older high-rise units offer the best square-footage value in Regina — we regularly see 900+ sq ft selling under $200,000, which is why investors love this pocket. At the top end, the unique penthouse and heritage-conversion units hold value on scarcity: there are only so many of them, and they rarely trade. Read the condo documents carefully — fee structures and reserve funds vary more building-to-building here than anywhere in the city.
It comes down to condo vs. house. Downtown is vertically oriented — high-rise condos with a focus on convenience and zero maintenance. Cathedral is horizontally oriented — detached character homes, gardens, and an arts-community feel. If you want a backyard, choose Cathedral. If you want a balcony and no snow shovelling, choose Downtown.
In the core, parking is a premium commodity. Most condos come with one stall (underground heated stalls are the gold standard for Saskatchewan winters), but a second stall can be costly — some buildings rent them monthly. Guest street parking is available but competitive on event nights. Always confirm exactly what parking a unit includes before writing an offer.
The closest full grocery store is the Safeway on 13th Avenue in Cathedral, a short drive or bike ride away. For essentials, the Cornwall Centre has a Shoppers Drug Mart, and in the warmer months the Regina Farmers' Market runs twice weekly on City Square Plaza, steps from most downtown buildings.
For cash flow, it's one of the strongest plays in Regina. Entry prices start around $90,000 while rental demand from downtown workers and students stays consistent — units in the Hamilton Street towers routinely rent for $1,400–$1,600/month. The key is buying in a well-managed building: review the reserve fund and fee history carefully, and factor fees into your cash-flow math from day one.
