Washington Park is Regina's most affordable neighbourhood — and one of its oldest. Subdivided in 1905, before Saskatchewan was a province, this west-central district runs along the Dewdney Avenue corridor between the rail yards and the Lewvan. Entry prices here are the lowest in the city, which makes it the natural starting point for first-time buyers, new Canadians, and investors building rental portfolios. The Pasqua Hospital anchors the west end, and the mâmawêyatitân centre combines Scott Collegiate, the library's Albert branch, and community services under one roof.
The history runs deeper than anywhere else in the city: the Territorial Administration Building at Dewdney and Montague dates to 1890 — a Provincial Heritage Property that housed government here before Saskatchewan existed.
Washington Park real estate is defined by price. Solid detached homes here regularly list below $100,000 — a price point that no longer exists almost anywhere else in urban Canada. The stock is a mix of early 1900s two-storeys, wartime bungalows, and scattered newer infill, most of it on generous lots with back-lane access.
The area has a higher share of renters than owners, and revenue properties trade actively — the rent-to-price ratio here is the strongest in Regina. Many homes are sold as-is with renovation upside, and separate basement entrances with suite potential are common.
