Whitmore Park is the academic heart of Regina. Located directly adjacent to the University of Regina and Saskatchewan Polytechnic, this mid-century neighbourhood is a magnet for students, professors, and young families. With its affordable price point, massive elm trees, and central location south of Ring Road, it offers one of the best value-for-money propositions in the entire city.
Whitmore Park — Regina's university district.
Whitmore Park revolves around education. It is the only neighbourhood in Regina where you can walk to both the University of Regina and Sask Polytech, making it the top choice for students and faculty.
Beyond the campus, the community is known for its incredible access to recreation. Residents are minutes away from the Douglas Park Track, the Canada Games Athletic Complex, and the Wascana Waterfowl Park, making it a haven for runners and cyclists.
Homes for sale in Whitmore Park are famously consistent. The area is dominated by solid bungalows built in the late 1950s and 60s. These homes are prized for their hardwood floors, large windows, and separate side entrances—which makes them perfect for adding a basement rental suite.
Because the lots are wide (often 50+ feet), you get a substantial backyard with mature trees. It is one of the few areas left in South Regina where you can find a detached home with a garage for under $400,000.
This is arguably the best high school district in the city. The neighbourhood is home to Campbell Collegiate (Public) and is just across the street from Dr. Martin LeBoldus (Catholic)—the two largest high schools in Regina.

Broker's Market Note
Whitmore Park is an “Investor Darling.” Because of the high demand for student rentals, homes with separate side entrances sell extremely fast. We are also seeing a wave of young families buying un-renovated bungalows and opening up the floor plans. If you find a solid bungalow here under $350k, it is considered a hot buy.
They are side-by-side and very similar. Hillsdale is slightly closer to the University (East of Wascana Parkway) and features slightly larger, more expensive homes. Whitmore Park (West of Wascana Parkway) is generally more affordable and has a higher density of younger families and starter homes. If you are an investor looking for a rental property, both are excellent choices.
Whitmore Park is the premier location for student rentals in Regina. Located just west of Albert Street (across from the University of Regina) and directly north of Saskatchewan Polytechnic, it offers a constant stream of tenant demand. The 1960s bungalows found here often feature separate side entrances, making them ideal for developing basement suites.
The neighbourhood is the home of Campbell Collegiate, which is widely considered one of the top high schools in the province for both academics and athletics. Many families move into Whitmore Park specifically to ensure their children are in the Campbell catchment area without relying on lottery systems or out-of-area applications.
This area is famous for its mid-century urban forest. The lots are typically large (often 6,000+ square feet) and feature massive, mature elm and ash trees that form a canopy over the streets. Unlike newer subdivisions with saplings, Whitmore Park offers a level of privacy and shade that can only come from 50+ years of growth.
