University Park East is a “high retention” neighbourhood. Once families secure a home within walking distance of Hawrylak, they rarely move until the children graduate. As a result, inventory is chronically low. Listings that do come up — especially those with updated kitchens — often see multiple offers from buyers trying to get into the school catchment before September.
These are two distinct neighbourhoods separated by Assiniboine Avenue. University Park East is generally the area to the north of Assiniboine (where the school is located). Varsity Park is the area to the south, which backs onto the Wascana Country Club and features slightly newer, larger estate homes.
The neighbourhood is the primary catchment for École W.S. Hawrylak School. This is one of the most sought-after elementary schools in the East End because it offers a dual-track program (English and French Immersion) in one facility. Being in the Hawrylak zone is often a major selling point for property values here.
University Park East residents have the Sandra Schmirler Leisure Centre practically in their backyard. Located on the eastern edge of the neighbourhood, this facility includes the Sunrise Library, an indoor wave pool, a gym, and a massive outdoor splash pad and playground, making it the recreational hub of the South East.
While they are adjacent, University Park East feels distinct from the original (west) section. Developed slightly later (mostly in the 1980s), the homes here are often larger split-levels or two-storeys. It is also quieter in terms of student rental traffic, as it is located further away from the University campus walking paths.
