Walsh Acres is the definition of a “solid” family neighbourhood. Developed primarily in the 1970s and 1980s, it is one of North Regina's most requested areas for families who prioritize build quality and community feel. Unlike newer high-density zones, Walsh Acres is famous for its spacious lots, wide streets, and mature trees. It offers the peace of a quiet suburb while being just steps away from the bustling amenities of Rochdale Boulevard.
Walsh Acres — the benchmark for established Northwest living.
Walsh Acres strikes a rare balance: it is quiet enough for street hockey, but close enough to walk to the grocery store. The neighbourhood borders the Rochdale Boulevard commercial strip, giving residents immediate access to Superstore, Walmart, Home Depot, and dozens of restaurants.
Recreation is also a major draw. The community features Walsh Acres Park (with ball diamonds and outdoor rinks) and is adjacent to the Northwest Leisure Centre, making it easy to stay active year-round.
Walsh Acres real estate is synonymous with the “solid 1970s bungalow.” While you will also find bi-levels and split-levels, the classic 1,000–1,200 sqft bungalow is the staple home here.
Buyers love these homes for their “bones.” They typically feature poured concrete foundations (which perform well in Regina soil) and generous backyards. Many have been renovated with open-concept kitchens, but plenty of original-condition homes remain, offering great potential for renovation projects.
This is one of the best school districts in the city. The neighbourhood contains two high-quality elementary schools:
It is also perfectly positioned for high school students, sitting right between Winston Knoll Collegiate and Riffel High School, allowing many teenagers to walk to class.
Broker's Market Note
Walsh Acres is extremely stable. It is a “forever home” neighbourhood, meaning turnover is lower than in starter areas. When a renovated bungalow with a double garage hits the market here, it often sees multiple offers, as this specific product is in high demand among both young families and downsizers.
It comes down to era and price. Lakeridge homes are newer (1990s/2000s), generally larger, and often feature stucco exteriors, commanding a higher price. Walsh Acres homes are older (1970s), slightly smaller, and often feature vinyl or brick siding. If you want a larger lot and a lower mortgage, Walsh Acres is the winner. If you want a modern ensuite bath and vaulted ceilings, look to Lakeridge.
Walsh Acres is widely considered the “benchmark” for established North West living. It offers a perfect balance: the homes are solid (mostly 1970s and 80s bungalows), the lots are large with mature trees, and the streets are quiet. It attracts buyers who want the safety and prestige of the North End without the higher price tag of Lakeridge.
The community is designed around a massive central green space that houses both George Lee School (Public) and St. Bernadette School (Catholic). This internal school hub means the vast majority of elementary students in Walsh Acres can walk to class through the park without ever crossing a busy roadway.
It is incredibly convenient. Walsh Acres borders Rochdale Boulevard, the main commercial artery of the North West. Residents can walk or make a 2-minute drive to Superstore, Walmart, restaurants, and the YMCA, yet the residential bays remain peaceful because they are set back behind sound barriers and buffer zones.
