Westhill Park and Westhill are a “steady” market. It doesn't see the wild price fluctuations of newer areas. It attracts long-term residents, so you often see homes being sold by the original owners who have lived there for 30+ years. These homes are often well-maintained but may require some cosmetic updates, offering great equity potential for new buyers.
These areas are right next to each other. Westhill is slightly newer (1980s) compared to the 1970s construction of Normanview West. Westhill also feels a bit more secluded as it backs directly onto the creek valley, whereas Normanview West is closer to the ring road and commercial amenities.
Westhill Park is ideal for families because it contains both school systems within a few blocks of each other. Ruth M. Buck School (Public) and École St. Josaphat (Catholic) are both located directly in the neighbourhood. St. Josaphat is particularly notable as it is the French Immersion hub for much of the North West.
The neighbourhood is defined by a massive, continuous park system (Westhill Park) that runs through its centre. This green strip features walking paths, playgrounds, and ball diamonds that connect the residential crescents to the schools. It allows children to travel across the neighbourhood without ever walking on a busy main street.
Westhill Park is the “established” neighbour to the newer Edgewater/Fairways West developments. The main difference is the maturity of the landscape. In Westhill (developed mostly in the 1980s and 90s), you get large, full-grown trees and slightly wider lots, offering more privacy than the denser, newer construction found further west.
