Lakewood is the scenic heart of Northwest Regina. Developed in the 1980s, this neighbourhood was designed with active living in mind. It is best known for the expansive Lakewood Park, which runs through the center of the community and features a picturesque storm-channel lake, tennis courts, and miles of paved walking paths. It offers a unique “park-like” atmosphere while being just blocks away from the shopping and dining on Rochdale Boulevard.
Lakewood Park — the community's front yard.
Living in Lakewood feels like living in a park. The central lake and green space are the hub of the community, where neighbours gather for jogging, dog walking, and tennis. In the winter, the hills in the park become prime tobogganing spots for local kids.
Beyond the park, the location is unbeatable. You have direct access to the Northwest Leisure Centre (located on the edge of the neighbourhood) for swimming and fitness, and you are minutes from the amenities of Rochdale and McCarthy Boulevard.
Lakewood homes for sale offer a diverse mix of housing styles. While the majority are single-family homes built in the 1980s (split-levels and bungalows), the area also features a high concentration of townhomes and condos, particularly near the lake and shopping areas.
Properties backing onto Lakewood Park or the lake command a premium price, as these “view lots” are rare in Regina. If you want a view of the water from your deck, this is one of the few places in the city to find it.
Lakewood is a self-contained community for elementary students, with two schools located right in the neighbourhood:
This French Immersion option makes Lakewood particularly popular for families seeking bilingual education.
Broker's Market Note
Lakewood is a “consistent” market. The townhomes and condos here are excellent entry-level options, often selling under $250k. The single-family homes backing the park are highly coveted and tend to sell quickly when they list, as homeowners in those prime spots rarely move.
While they are neighbours, Lakewood generally feels a bit more “green” due to the central lake system. Lakewood also offers the French Immersion elementary option (St. Angela), which Rochdale Park does not have. Both areas offer similar housing styles and prices, so the choice often comes down to school preference or wanting to be closer to the park.
It is the centerpiece of the neighbourhood. Lakewood is designed around a beautiful linear park and storm channel system that features paved walking paths, playgrounds, and tennis courts. It's popular because it allows residents to go for long walks or bike rides completely separated from vehicle traffic.
Residents are just a block away from the major Rochdale Boulevard commercial strip. This puts the Superstore, the Northwest YMCA, the public library, and numerous restaurants within a 5-minute walk or 2-minute drive, offering incredible convenience without the noise of living right on the main drag.
Yes, it is known for its low traffic volume. The neighbourhood layout features many bays and cul-de-sacs (courts) that do not connect to main thoroughfares. This prevents “shortcut” traffic, meaning the only cars on your street are usually your neighbours.
